Planning permission is handled by councils, and each takes its own approach to the National Planning Policy Framework. An architect who works regularly in your area will have a stronger understanding of the council’s Development Plan and the nuances of its recent decisions. A good architect should be able to explain how planning policy affects your property, outline likely constraints at an early stage and show you examples of similar completed projects.
Accurate surveys of your property

How to Compare Architects Near You
Whether you’re planning an extension, renovation or new home, these are the checks that matter most when shortlisting architects:
1. ARB registration
In the UK, the title ‘architect’ is legally protected. Anyone using it must be registered with the Architects Registration Board (ARB). You can check any architect’s registration on the ARB’s public register — if they’re not on it, they’re not an architect.
2. RIBA membership
Membership of the Royal Institute of British Architects (RIBA) is voluntary, but it signals a commitment to professional standards, continuing development and a recognised code of conduct. RIBA Chartered Practices are also assessed at the practice level.
3. Planning track record
Ask about approval rates and recent applications in your borough or district. A practice with a strong planning record can usually point to specific decisions and explain how it navigated constraints similar to yours.
4. Relevant project experience
Look through the practice’s project gallery for work similar in type, scale and budget to your own. An architect who has delivered many projects like yours will anticipate issues earlier and design with your constraints in mind.
5. Reviews and references

6. Fees and transparency

Google search and Maps listings
Google uses registered business address data to show firms close to you on a map. Searching for terms like ‘architect near me’ or ‘local architects’ usually brings up dozens of nearby practices (you may need to click ‘allow’ to share your location). It’s a good starting point — then check each firm actually operates in your area and has experience with projects like yours.
Google reviews
Google reviews are open to everyone and written by real clients, which makes them one of the more reliable signals of what a practice is like to work with. Read the reviews themselves, not just the star rating — look for comments about communication, planning and how problems were handled.
