What happens after Planning Approval?

In this article, we dive into what happens once you’ve gained planning approval for your project! We’ll guide you through the critical next steps to take, and the consultants that you need to now turn this planning approval, into reality.

Hiring an Architect

For most projects, you have already hired an Architect who designed and managed your planning application. However, if you didn’t, now is the time to get an Architect on board.

An Architect will work closely with you to refine the design, ensure compliance with regulations, and create detailed construction drawings. Look for Architects with experience in your project type and budget range. Don’t forget to review their portfolio and check references to ensure a good fit.

A good place to start is the RIBA website. “RIBA Chartered Practices are quality-assured and committed to design excellence and customer service.” You can use their ‘Find an Architect‘ service, or search for an Architect by name on their Directory which will then bring up their profile – like ours!

It’s also important to ask the right questions – click here to watch a video of ours, explaining which questions to ask!

Finding a Contractor

With your architectural plans in hand, it’s time to find a reliable contractor to execute the construction phase. Seek recommendations from trusted sources, interview multiple contractors, and request detailed proposals. Consider factors such as their expertise, track record, licensing, and insurance. A well-matched contractor will be an invaluable partner throughout the building process.

Financial Support

Now, Building or renovating your dream home often requires financial support. That’s where a construction loan comes in. Consult with different lenders to explore your options, comparing interest rates, loan terms, and repayment plans. Remember, proper financial planning and a clear understanding of your budget are vital to ensure a smooth construction journey.

Building Permits

Before construction commences, you’ll need to secure the necessary building permits. Working alongside your Architect and Contractor, you will need to navigate the Building Regulation process by submitting accurate documentation, addressing any requirements, and paying the appropriate fees. Compliance with local regulations is crucial for a successful and legal construction project.

Other Consultants

Depending on your needs, you may require Structural Engineers, Interior Designers, Landscape Architects, and other consultants. If you have an Architect on board, they should be able to advise on what specific consultants you will need.

Top tip! Regular communication with your contractor and project team is key. Monitor progress, address any challenges or problems that arise, and stay actively involved in the build!
